Small huxing "popular" has become "scarce", and the owner’s mentality is a bit "floating"
For the recent second-hand housing situation in the community, I consulted the nearby intermediary. According to the intermediary, there were many small-sized transactions in the community before, but recently the consultation volume of large-sized units began to increase.
There are 10 buildings in the whole Lemmon Waterfront Sunshine, of which 3 are small high-rise buildings with 11 floors, and the apartment type is mainly 111-128 flat, with a total price of more than 3.2 million.
The remaining seven buildings are high-rise, with floors ranging from 25 to 27, mainly in three types: 75, 89 and 119 flats, of which 75 flats are two-bedroom apartments with a total price of 2.3-2.5 million, 89 flats within 2.5-3 million, and 119 flats with a relatively high total price of 3.4 million+.
Previously, the total price of 75-flat two-bedroom apartment was relatively low, so there were many transactions in the early stage. However, with the decrease of high-quality housing, customers are now beginning to prefer 89-flat or even more than 110-flat three-bedroom apartments.
Judging from the current transaction records of the community, it is also confirmed that although the majority of transactions are still small-sized units, the transaction records of large-sized units have also appeared recently. However, the current average transaction price is mostly less than 30,000/flat.
However, I found that although the average listing price of the community as a whole is 29,402 yuan/flat, in fact, the average listing price of many houses has exceeded 30,000 yuan/flat.

But Vanke is far from the iron core bridge of S3 line.The subway station is relatively closer.. In the future, the traffic from Jiangning direction can completely take the airport passage to the urban area, which will alleviate the congestion of Ningdan Road to some extent.
